Steve-

Stumbled across your blog. Question for you:

Do you know of any demand letter or alternative method of getting the mortgages you have off of your personal credit report? For example, if you have a number of properties that you acquired from '00 - '07 under your name, but have been deeded to an LLC and are being paid from the LLC account, how would you demand that the bank stop showing these mortgages on your personal report and begin reporting them to your LLC?

Please let me know if you have any ideas or attorneys that would handle this

thx

Wondering if you have any contacts you could refer me to in the lending department. Purchasing 4 builder model homes, that we are having difficulty financing. Keep getting rejected ona (Non Arms Length Transaction) as teh seller is also the tenant. Strong home builder that I have done this before with. Last 2 were cash deals. Prior to that we financed, but that lending was simple a few years back. Now, I am literally dropping 30% on these, as the lenders wont allow any rental income to be used in my ratios. Not seeing how the bank could lose when I am dropping 100k on a 300k property. If I leave them High and dry, they own teh house for 200k. Anyways, if you know of any portfolio lenders that you think could do this, please let me know.

I enjoyed your writing but noticed that your entries are from 2009. Do you plan to do any more writing on the subject of investment financing?

thanks.

There are still many creative ways to finance investment property. A portfolio loan still requires strong credit and a history of success as a real estate investor. Lease purchase and subject to financing seem more viable for investors right now

Dear Steve,
Thank you for your website. I am interested in buying a distressed single-family home, remodeling it and then re-selling it. What are my options for financing? How much might I need in a downpayment and how do I finance the remodeling?
Thank you,
Tim
